As often happens a client outgrows their space before the lease term is complete. This time Client needed to double their space while keeping overhead as low as possible due to occupying two facilities at once. They wanted to grow into a high tech distribution center in a short amount of time. Their new requirements included a state of the art facility with high clearance, dock doors, lighting, racking, expanded refrigeration, pick and pack assembly space, and a power system. Damian McKinney understood the opportunity for their growth was largely dependent on the relocation and new space requirements.
The McKinney Advisory Team studied the Ohio market for all suitable locations, pre-screened each site, and narrowed the options to a specific and targeted list. After they solicited various proposals and conducted preliminary negotiations with numerous sites, McKinney narrowed the options once more for the best choices including lease terms and location. McKinney also consulted on the facility management and possible upgrades in racking, refrigeration, and other assembly needs. McKinney was able to secure a nine month rental abatement at the new location to help reduce real estate overhead making the high-tech expansion possible.
