McKinney was hired to assist The Boochery, Inc., a new venture by entrepreneur Adam Hiner, to locate their first San Diego County operations to produce Kombucha. In the early stages of the relationship, the McKinney Team members collected market data, researched the needs encompassing the production of Kombucha, and toured multiple facilities meeting the client’s requirements. The client requested a facility consisting of an optimal layout to maximize efficiency, including specific power supply requirements needed to produce Kombucha.
Low vacancy rates in the industrial marketplace and competition with established businesses created minimal lease options. Additional challenges included height restrictions for the Client’s FF&E (specifically brewing silos), sufficient water supply, plumbing fixtures, and drainage. Below-market rental rates for the first 12 months was also an important factor as the client needed to re-invest significant dollars his growing business.
The McKinney Team worked diligently to identify a centrally located facility. McKinney located a building with a Landlord who agreed to provide a staggered rental rate and a tenant improvement allowance giving this start up client the “edge” it needed to grow its business venture. McKinney also negotiated with Landlord to increase the building’s power supply.
