Operating as an outsourced real estate department and strategic partner, McKinney Advisory Group has advised the company from its humble beginnings in a 5,000 square foot office to its current portfolio of owned and leased assets accounting for over 1 million square feet.
Our team does not outsource or franchise the real estate requirements for our clients, but rather McKinney advisors tour all locations, nationwide, to find properties to meet the client’s needs. Combining a deep knowledge of our clients’ core business with the real estate knowledge of our local partners, we maintain a consistent selection process offering significant cost and time savings to clients. Focusing on the real estate portfolio as a whole, we work closely with client’s executive team to manage their short and long term growth plans consistent with the company’s vision.
The client had an imminent need for two locations across two states. The locations were critical to comply with the client’s contractual obligations. We were tasked with finding appropriate space in a very short amount of time that would fit the company’s financial parameters as well as their brand image.
McKinney Advisory Group sent our representative to each city to locate available on and off-market options. We negotiated on multiple locations to create leverage in the market and find the best option for their short and long term plans. McKinney negotiated two below market transactions providing significant savings to the client with future growth options available.
McKinney found one turnkey and another custom built solution for the client. Each location needed to be managed to make sure the landlord followed through on the move-in and lease requirements. McKinney monitored the move-in process for both options to ensure compliance with the tenant’s goals. The client hit both deadlines and were fully operational within their expected timeframe.
