Operating as an outsourced real estate department and strategic partner, McKinney Advisory Group has advised the company from its humble beginnings in a 5,000 square foot office to its current portfolio of owned and leased assets accounting for almost 3 million square feet.
Our team does not outsource or franchise the real estate requirements for our clients, but rather McKinney advisors tour all locations, nationwide, to find properties to meet the client’s needs. Combining a deep knowledge of our clients’ core business with the real estate knowledge of our local partners, we maintain a consistent selection process offering significant cost and time savings to clients. Focusing on the real estate portfolio as a whole, we work closely with client’s executive team to manage their short and long term growth plans consistent with the company’s vision.
The Client was previously located in Class B office space in the Campus Commons submarket of Sacramento. During the client’s occupancy, the building was sold and underwent extensive remodeling causing an inconvenience to daily operations. Following the remodel the new owner increased the rental rates. McKinney and The Client wanted to find a more economical solution and use the opportunity to increase the efficiency of operations and occupancy, while anticipating growth for an additional 35 employees within a few months’ time.
McKinney was able to finalize negotiations for a Class A building owned by an investor which offered the client a build-to-suit opportunity, superior management and maintenance practices, as well as future expansion opportunities. The site also offers a below market rental rate that provided The Client with significant savings and very little capital expense up front. The new location also has highway visibility and access. The Client was able to obtain rights to building-top signage which will help with visibility in their market. Thanks to the turnkey improvement solution, The Client was able to focus on their core business while allowing the ownership to maintain responsibility for performing the construction of the premises.
