Operating as an outsourced real estate department and strategic partner, McKinney Advisory Group has advised the company from its humble beginnings in a 5,000 square foot office to its current portfolio of owned and leased assets accounting for almost 3 million square feet.

Our team does not outsource or franchise the real estate requirements for our clients, but rather McKinney advisors tour all locations, nationwide, to find properties to meet the client’s needs. Combining a deep knowledge of our clients’ core business with the real estate knowledge of our local partners, we maintain a consistent selection process offering significant cost and time savings to clients. Focusing on the real estate portfolio as a whole, we work closely with client’s executive team to manage their short and long term growth plans consistent with the company’s vision.

 

CHALLENGE PRESENTED

The Client faced logistics and size challenges in their Washington location. The staff was separated between two floors, impacting communication within the company. McKinney’s main challenge was finding the best option to allow for future growth in a relatively small market with limited options.

 

SOLUTIONS

McKinney performed multiple market reviews and assessments over the course of 18 months. Researching the market exhaustively, McKinney was able to locate multiple options for The Client’s needs. Upon narrowing the options to two, McKinney used their negotiation expertise to achieve the best market rate possible for The Client.

McKinney was able to secure (i) a final rent rate approximately 6.5% below the advertised rate, (ii) 4 months of rental abatement, and (iii) a tenant improvement allowance for an upgrade of the interior offices. McKinney simultaneously engaged negotiations with the previous landlord and assisted The Client in lowering its current overhead creating an overall smooth and cost effective relocation.
