ACCOUNT OVERVIEW

McKinney Advisory Group was introduced to Rudolph Johnson III of The Neighborhood House Association (NHA) in 2012. In the early stages of the relationship, the McKinney Team members toured all local San Diego facilities leased and/or owned by NHA to acquire an intimate understanding of NHA’s mission in relation to their operations, needs, and wide reach of services.

McKinney was asked to assist NHA in the relocation of their commercial kitchen operations to a more functional facility with an optimal layout maximizing efficiency. The central kitchen is an award winning program in which NHA provides thousands of meals to students and seniors each week. This is a critical piece of their program and ability to serve San Diego.

 

CHALLENGE PRESENTED

NHA previously occupied 16,000 square feet of a multi-tenant building in San Diego, CA. They had been in the building for approximately 14 years, with a lease due to expire in 2013. Due to NHA’s commercial kitchen responsibility to serve over 6,000 meals a day to low-income families the timing for relocation was critical to avoid interruption of services.

McKinney was challenged under the stringent requirements of a federally funded program, mandated documentation, and build-out of a commercial kitchen, while finding a property centrally located for county-wide deliveries. Additionally, NHA’s neighboring tenant, upon NHA’s lease expiration, was ready to expand into NHA’s premises triggering additional considerations and sense of urgency.

 

SOLUTIONS

The McKinney Team worked diligently with NHA’s existing landlord to meet the short-term expansion needs of NHA’s neighboring tenant by facilitating good faith efforts and discussion of all parties.

McKinney Advisory located a free-standing building with multiple loading docks, a secured parking yard, and appropriate ceiling heights, and a compassionate landlord who appreciates the services NHA provides to the San Diego community.
